New Downtown Brainerd Office Building – PROJECT OVERVIEW
Project Description
A 13,000-square-foot, two-story office building with plaza anchored in downtown Brainerd. The new building will
include 54 surface-parking spaces and 10 underground spaces. The new building will occupy approximately half of a city
block between South Fifth and South Sixth streets and Maple and Norwood streets and is architecturally consistent with
the classic features of Brainerd’s historic downtown. The building replaces the old, vacant Mudford Plumbing Building as
well as other dilapidated and vacant buildings on the site.
Purpose
As part of the City of Brainerd Downtown Master Plan, the construction of the new office will help increase the economic
vitality of downtown Brainerd by creating more professional jobs and providing more goods and services to Brainerd
citizens, businesses and visitors.
Project Completion
The demolition and groundbreaking of the project will be completed in spring 2005 with an anticipated construction
completion in late 2005.
Funding Source
The $2.2-million project involves a variety of public and private financing sources. The Brainerd Housing and
Redevelopment Authority (HRA) issued taxable bonds to purchase the site and demolish the existing, empty buildings.
To repay the bonds, the City of Brainerd created a three-block Tax Increment Financing (TIF) district in downtown
Brainerd. As a result of the TIF district, the additional taxes captured will service the 20-plus-year bonds. The newly
demolished site will be sold for market value to the developers who will then construct the building. US bank purchased
the bonds and is providing construction and permanent financing for the project.
